​METAL ROOFING
We do install metal roofing. However, I want to explain that we strongly recommend against metal roofing unless you intend on having the correct product installed correctly. We have installed several metal roofing systems. There are a few things as a company we do not like about metal roofing. One, the metal is too new and has not proven itself in the market place. We feel that homeowners installing new products are comparative to test dummies. What if metal roofing does not work out? Two, the paint on metal roofing fades. The warranty is written in terms to help the manufacture allowing it to only fade 2 shades in color within 10 years. Let me provide an example. Red can almost turn pink and be acceptable according to the metal roofing warranty. The next question, which is still and unknown, how do you paint pre-existing metal roofing and how much will that cost? The third and final issue is the cost of metal roofing. For a housing application, metal roofing costs about 3 times the cost of traditional asphalt roofing. That means you can replace your asphalt roofing 3 durations (approximately 75 years’ worth) before the initial investment pays for itself and we don't even know if metal roofing will last that long considering it is only warranted for 50 years to start with. That would be a hidden fastener system recommended for housing. You will see many homeowners choosing the exposed fastener system or commonly referred to as pole barn steel. In our opinion, the system will leak within 10 years and we strongly recommend against using it on a residential structure. Exposed fastener metal roofing was intended for use on outbuildings which are not finished. You have to question, is metal roofing worth the cost?
SKYLIGHTS
Skylights are often used to enhance the appearance on the interior of your home by allowing light to pass through the roofing system. Skylights are also the one of the first parts of a roofing system to start leaking. We have done a tremendous amount of Insurance Claims due to faulty and leaking skylights. We do not repair leaking skylights. We do not install skylights unless we are replacing your entire roofing system. The only warranty we offer on skylights is the Velux Skylights with the flashing kits. We will warranty that work for 1 year, if and only if the skylight and flashing kits are replaced. There is no warranty provided for re-installing or installing plastic bubble type Skylights. These skylights will leak. They are dependent on caulking to prevent water from infiltrating and eventually the water will win this battle. Skylights can provide a great source of natural sunlight but a lifetime of continuous headache if cheap skylights are used and/or good skylights are installed improperly.
Roofing repair 
We do not provide Roofing Repair for leaking roofs, unless they have been caused by damages from Wind, Storms, and/or Hail. Does the Roofing system need of a complete Roof Replacement? In the past we have offered this service to our customers without any warranty but ran into a bad apple which has prevented us from being able to help our customer base. With a free roofing inspection provided by us, we may recommend filing an insurance claim based on the number of unnoticed Damaged Shingles on your roofing system. Other times, a roofing repair is all you will need. We do provide roofing repair for Hail Damage, Wind Damage, and Storm Damage. How do I determine if I need a Roof Replacement? 
The most obvious sign would be a leaking Roofing system. Would you agree that you would want to know there was an issue before a leak occurs? Common signs of the need for a Roofing inspection would be:
  • Black Streaking of Roofing
  • Attic boards showing staining
  • Roofing Shingles missing
  • Roofing no longer sealed and flapping in the wind
  • Excessive granule loss from Roofing
  • Roofing that is curling or warping
  • Roofing that shows exposed matting
We would not expect you to know what to look for so we offer a free Roofing Inspection to eligible homeowners concerned about any of their observations above.  If a Roofing Replacement is needed, Timbercrest Roofing and Siding will then prepare you a complete estimate and show you exactly what makes our roofing system so different from other area contractors.  
Will my insurance cover my Roofing Replacement?
There are many reasons a Roof Replacement may be required for your home.  Sometimes, the roof has reached the end of its’ shelf life and needs replacement. Other times, a storm has caused damage to your roofing system by wind or hail. We specialize in Roofing Replacement to homes damaged by Wind and Hail.  We are respected by most insurance companies in Michigan and can help you with the overwhelming task of filing an insurance claim to see what coverage your home may qualify for.  If you have multiple missing or damage shingles or have had a recent hail event that could have damaged your roofing system, we can provide an onsite review to see if you might qualify.  We have a program that shows the recent hail storms and identifies how large the hail actually was in the area.  The insurance company uses the same information to help determine if the loss was because of hail.  Golf ball sized hail typically reaches a weight heavy enough to cause direct physical damage to a roofing system.  Most roofing can withstand hail smaller than golf ball sized but it depends on the duration.  Contact us for your free assessment if you feel you have legitimate damages from a recent storm.
